It’s no secret that Des Moines and its surrounding communities are growing – and with this growth comes new commercial construction. It’s an exciting time for Wyckoff Heating & Cooling as we have several new commercial projects that reflect the success and expansion of our local communities. We are proud to be a part of these opportunities that invest in our community and provide room for growth.
We are pleased to share the following list of new commercial projects:
Cityville on 9th – Hubbell Realty Company and Persimmon Capital Partners Located on a 10.5 acre site in the Gray’s Landing neighborhood, a new, mixed-use, multi-family and commercial development offers 339 one and two bedroom apartments, covered parking and 55,000 square feet of retail commercial space within nine four-story buildings.
This spring, the first phase, 111 apartment homes, clubhouse and 20,000 square feet of commercial space, will be complete and available to the public. The $40 million development will provide residents with an urban feel, while offering suburban amenities such as on-site parking, dog park and community courtyard with green space and picnic/grill areas. Additional amenities include community room, fitness center, business center and media center. Apartment homes feature spacious floor plans, balconies, in-unit washers/dryers and walk-in closets.
East Village – East Village Growth Partners
After project developers won a $3 million state grant, investor Jim Cownie and Tim Rypma are teaming up to turn a vacant lot at 350 E. Locust into apartment and retail business space. Cownie’s and Rypma’s group, East Village Growth Partners, plans to build a $7.9 million, five-story building that will include 6,100 square feet of retail space and 20 apartments. Investors, including Cownie and Bill Knapp, will put $800,000 into the project. Construction is scheduled to begin October 1 and finish in 10 months.
Valley Station – Community Housing Initiatives, Inc.
This 52-unit senior living complex is located adjacent to Historic Valley Junction. The project will consist of mixed income rental housing, both affordable and market rate, for seniors age 55 and older, and is scheduled to be complete in Fall 2014.
Community Housing Initiatives, Inc. (CHI), the City of West Des Moines and Iowa Economic Development Authority have partnered to build the two, three-story buildings of two-bedroom units that feature laundry in each unit, open kitchen, a garage and many more amenities. The Valley Station project will be the second senior project that CHI has completed in West Des Moines over the last few years.
Stonegate Crossing – Hubbell Realty Company and Stonegate Capital Partners LLC
This new $19.7 million, multi-family community is located on the southeast corner of Boston Parkway and NW 156th in Clive. The development consists of 96 one bedroom units, 54 two bedroom, 48 three bedroom and 198 garages within six buildings. Stonegate Crossing features spacious floor plans, contemporary interiors and soaring ceilings. Community amenities include a swimming pool and clubhouse with community room, theater room, business center, Internet café and 24-hour fitness center. Stonegate Crossing is Hubbell’s first multi-family development in Clive. Apartment homes will be available this summer.
Legacy Landing – Hubbell Realty Company and City of Norwalk
On October 3, Hubbell Realty Company and the City of Norwalk will conduct a groundbreaking ceremony in the Legacy development area for the Cedarbrook Phase 2 and Legacy Landing apartments. More details to follow.
