Commercial Experience Model
At Wyckoff Heating & Cooling, we provide more than just residential home comfort needs. In fact, we work with some of the largest real estate and commercial construction organizations in Iowa. We are proud of the projects we have advanced with our HVAC services, including the unique opportunities to restore historical buildings and the ability to enhance new construction in Central Iowa. Here’s a look at what we’ve been up to over the past several years:
Ankeny – Northstar Power
The largest industrial project Wyckoff Heating & Cooling has taken on, the 85,000 square-foot administrative office, manufacturing and warehouse building is located on an 11 acre site at 7301 Northstar Drive, at the southeast corner of Four Mile Creek and Corporate Woods Drives. Construction began in the fall of 2014, and Wyckoff began installation of their record-breaking size system in May 2015. The HVAC system includes 400,000 CFM (cubic feet per minute) fans weighing 2,500 pounds each.
Northstar Power contracts with John Deere Power Systems to provide design modifications to engines that it distributes to original equipment manufacturers.
Clive – Stonegate Crossing
This new $19.7 million, multi-family community is located on the southeast corner of Boston Parkway and NW 156th in Clive. The development consists of 96 one bedroom units, 54 two bedroom, 48 three bedroom and 198 garages within six buildings. Stonegate Crossing features spacious floor plans, contemporary interiors and soaring ceilings. Community amenities include a swimming pool and clubhouse with community room, theater room, business center, Internet café and 24-hour fitness center. Stonegate Crossing is Hubbell’s first multi-family development in Clive.
Des Moines – Cityville on 9th Phase 1
Located on a 10.5 acre site in the Gray’s Landing neighborhood, a new, mixed-use, multi-family and commercial development offers 339 one and two bedroom apartments, covered parking and 55,000 square feet of retail commercial space within nine four-story buildings.
Spring 2014 the first phase, 111 apartment homes, clubhouse and 20,000 square feet of commercial space, became available to the public. The $40 million development provides residents with an urban feel, while offering suburban amenities such as on-site parking, dog park and community courtyard with green space and picnic/grill areas. Additional amenities include a community room, fitness center, business center and media center. Apartment homes feature spacious floor plans, balconies, in-unit washers/dryers and walk-in closets.
Des Moines – Cityville on 9th Phase 2
In January 2015, Hubbell Realty Co. began moving tenants into Cityville on 9th. To date, the company has filled 33 of the 111 apartments completed during phase one of the project. Hubbell took a different approach to this project, with a minimalist approach to living. The largest two-bedroom apartment is just over 1,100 square feet, while the smallest is approximately 480 square feet. Great views of the skyline and Principal attract many, while amenities feature a dog park and large courtyard, coffee bar, cinema room and fitness center.
A key part of the development is 12,000 square feet of retail space that fronts Southwest Ninth and is drawing interest. The final phase of the project will include an additional 12,000 square feet of retail.
Des Moines – East Village: After project developers won a $3 million state grant, investors Jim Cownie and Tim Rypma teamed up to turn a vacant lot at 350 E. Locust into apartment and retail business space.
Cownie’s and Rypma’s group, East Village Growth Partners, built a $7.9 million, five-story building that includes 6,100 square feet of retail space and 20 apartments. Investors, including Cownie and Bill Knapp, put $800,000 into the project.
Des Moines – Riverpoint Lofts with Hubbell
One of our most exciting renovations, the Riverpoint Lofts, located at 340 SW 7th Street, were originally designed in 1902. The building was once the long-time home to furniture manufacturer West, Schmitt and Henry Manufacturing Company. Today, the historical building has been preserved with 91 affordable one- and two- bedroom lofts.
Riverpoint Lofts showcases exposed historic features, brickwork, wooden beams, antique fire doors, soaring ceilings, and skyline views. Amenities include a rooftop patio, community garden and video game room as well as a business and fitness center.
Des Moines – Theta Chi at Drake University
After 30 plus years of calling the Theta Chi chapter house home, leadership decided to tear down the chapter house and rebuild. The fraternity leadership engaged Story Construction to begin the $2 million project last summer.
With a goal to increase safety and attract future members, construction on the 14,000 square foot house allows for an occupancy of 32, an apartment for the house director, common areas, sprinkler and security systems, ADA-compliant features and increased parking. The chapter anticipates completion of the project July 2015.
Grinnell – Hubbell’s Spaulding Lofts
One of our most exciting renovations, this $12.5 million project is the first historic rehabilitation for Hubbell to begin outside of Des Moines. Originally built in the 1870s and former home of the Spaulding Manufacturing Company, the restoration will include 41 one-bedroom and 36 two-bedroom apartments in the community of Grinnell. The lofts offer a total of 77 housing units, a community room, business and fitness center located between Third and Fourth Avenues, and Pearl and Spring Streets.
The Iowa Transportation Museum will remain connected to the loft complex. Additional parking will be added on the grounds and on four vacant lots across the street to the north of the complex.
Construction began in late February and is projected to take 1.5 years to complete. Initial units will be available in spring 2016.
Norwalk – Legacy Landing
On October 3, Hubbell Realty Company and the City of Norwalk conducted a groundbreaking ceremony in the Legacy development area for the Cedarbrook Phase 2 and Legacy Landing apartments.
Open floor plans and state-of-the-art amenities define the contemporary lifestyle residents enjoy. One-, two- and three-bedroom apartment homes offer modern, sophisticated touches and amenities including spacious closets, in-home washers/dryers and private patios. Proximity to the Legacy Golf Club, a lap pool, large patio with pergola, theater room and 24-hour fitness center are among some of the exclusive amenities that set Legacy Landing apart.
Pleasant Hill – Central Iowa Orthodontics
Early this year, Central Iowa Orthodontics began construction on its fifth location in Pleasant Hill, next to Kum & Go just off University / Highway 163. The project entails 9,000 of space, and adds to the organization’s existing locations in Des Moines, Waukee, Ankeny and Altoona. Estimated completion is expected late summer 2015.
Central Iowa Orthodontics has served Central Iowa families in dental health since 1978.
West Des Moines – Aspire Townhomes
Located on Stagecoach Drive in West Des Moines, Aspire is a 200-plus townhome rental unit spread throughout 18 buildings and a clubhouse. OnSite Solutions broke ground on the project in April 2015, with units available January 2016.
The townhomes offer two- and three-bedroom layout options, with private entry, attached garages, 24-hour gym, pool, rec room and business center. Aspire is located minutes from Jordan Creek Malls and a host of restaurants and entertainment.
West Des Moines – Valley Station
This 52-unit senior living complex is located adjacent to Historic Valley Junction. The project consists of mixed income rental housing, both affordable and market rate, for seniors age 55 and older.
Community Housing Initiatives, Inc. (CHI), the City of West Des Moines and Iowa Economic Development Authority partnered to build the two, three-story buildings of two-bedroom units that feature laundry in each unit, open kitchen, a garage and many more amenities. The Valley Station project is the second senior project that CHI completed in West Des Moines over the last few years.
